What is a Community Development Corporation?
Community Development Corporations or CDCs are 501(c)(3) non-profit organizations that are created to support and revitalize communities. While CDCs often focus with the development of low-income housing, Bet Shalom will primarily focus on moderate-income housing.
WORKFORCE HOUSING IS OUR MISSION
The mission of Bet Shalom CDC is focused on addressing the crisis in attainable housing for working families earning 60% to 120% of area median household income. We encourage local communities to be supportive of this worthy goal by joining with Bet Shalom CDC to facilitate the creation and preservation of attainable housing in the major metro areas across Texas.
Bet Shalom will address the estimated need for 33,000 incremental housing units for low-to-moderate- income workers in Dallas, where access is constrained by increasing demand for luxury or high-end development. Workforce housing for low-to-moderate income families is critical to a vibrant economy in Dallas. By focusing on South Dallas, Bet Shalom can create access to quality housing options where it is needed most.
City of Dallas Housing Policy 2033 seeks to continue to reduce disparities that disproportionately impact historically disadvantaged communities by providing quality affordable mixed-income housing initiatives across the City.

Bet Shalom CDC projects will include, but not be limited to:
-
Multi-family acquisitions
-
Multi-family development
-
Single-family build-to-rent

The transition to homeownership has become unobtainable for many.

The demand is surging for affordable rental housing for moderate-income households.

Moderate-income properties have consistently outperformed those with higher rents.
Why Moderate-Income Housing?

Impact Investing in
Moderate-Income Rental Housing
Recent research confirms Moderate-Income Rental Housing (Workforce Housing) is a viable new real estate asset class for impact-focused investments. Returns for this asset class consistently outpace the returns for higher-end or luxury apartments.

Why Workforce Housing Matters
It helps maintain a family-friendly economy across the state of Texas, and it helps provide a pipeline of workers for some of the most critical career pathways in our society.
